Sterling Owners Volunteer to Paint
A group of generous Sterling owners gathered together to form a committee with the goal to assist in beautifying our community. The first project they tackled was to paint the mailbox centers.
We would like to extend a special thank you to all of those who donated their time and talents as a volunteer. What a great community we live in!
The staff at the Sterling is strongly committed to improving the appearance of the buildings and common grounds, thereby protecting the investment of the owners. First impressions are important. With this goal in mind, the clubhouse has just undergone a facelift and is looking wonderful!
'Bernie' the Iguana
This three foot Iguana can now be seen basking in the afternoon sun along with his friends on the water's edge at the Sterling. The lizard nicknamed "Bernie" sports a 'dewlap', which is a row of spines running down the back to the tail. Iguanas can grow up to six feet long. Look closely and you can see his tiny "third eye" on his head. This light-sensing organ is known as the 'parietal eye', visible as a pale scale on the top of the head, and cannot make out details, just brightness. Look, but don't get too close!
2015 Sterling St. Patricks Day Party
Irish eyes were again smiling at the 2015 Sterling St. Patrick’s Day Celebration. A great turn out of owners, residents and their guests celebrated the occasion with traditional Irish food, Irish cheer and live music from the band Double Vision. The Board of Directors extends a special thanks to all the volunteers who contributed to the success of the event. Thank you to those who set up for the party, did all the cooking of the corn beef, cabbage, potatoes, carrots and more, and to those who cleaned up afterwords. May St. Patrick guard you wherever you go, and guide you in whatever you do-- and may his loving protection be a blessing to you always.
'Allie' the Alligator
Spring is the mating season for alligators and their calls can be heard at night at the Sterling’s lake side condos. There have been numerous gator spottings lately, but none of them as large as ‘Allie’, the gator pictured here that graced the Sterling with his presents a few years back.
Dont't forget to make use of the new message board next to the clubhouse door. This will be the perfect venue for posting messages about lost and found items, furniture for sale, condo units for rent and other such memoranda. Drop off your posting with Eric, the Proporty Manager.
Power-washing walkways and structures is only one of the ongoing maintenance projects that is necessary to keep The Sterling looking sharp.
At the Members Meeting held on July 24, 2014, the owners voted to eliminate individual water bills at the Sterling consolidating water cost into one bill paid by the association. This change will mean that owners no longer pay a water bill and the monthly HOA fees will not increase! Essentially, this is the equivalent to lowering HOA fees. NWP was notified to cease billing operations on August 26, 2014 so there may be a final bill from August 15th to August 26th that will be due unless they have included that prorated amount with this most recent bill that came out.
The reveals, painting and patio repairs are now completed on building #20. The workers did a nice job and the repairs were long overdue. In addition, the reveals are finished on building #21 and we are waiting for the weather to cooperate so they can commence painting. The front reveals on building #22 are almost completed as well, with the sides next on the agenda, weather permitting.
The patio/spall repairs on building #12 started and “Tropic Builders” are making headway. Again, the rain hampered progress, but framing construction is about to begin with the cement pour following soon after.
“Rod's Reliable Welding” did a fantastic job on three dumpster enclosure doors and will be completing the remaining four enclosures next. They were nice enough to agree to payment for just one enclosure per month so we can stretch out the cost over four months.
Sterling residents now, for the first time, have a place to dispose of unwanted furniture, mattresses and similar large items. The dumpster near building #7 has been removed and new, lighter doors have been installed. This enclosure is now designated for bulk items. Residents are asked not to leave furniture and mattresses at the other six dumpster locations.
The entry way lighting has been updated, and it looks fantastic! The completion of this project will entail efficient LED lighting focused on the island in front of the guardhouse. Residents are very excited about this new look.
New Electrical Panels:
We have contracted to replace the outdated electrical panels located at the end of building #2. These panels house the FPL meters and main breakers. Following this project, we will continue the badly needed electrical update on other buildings as well.
New Surveillance System:
The installation on the security surveillance system has begun, and should take several days to complete. Once completed, we will have a state of the art surveillance system that will incorporate both facial and license plate recognition so that we may be able to clearly identify those entering and exiting the property. Furthermore, this will increase surveillance at the pool, tennis courts and fitness room.
This system can be essential in identifying those who do not clean up after their pets, violate dumpster protocol or in other ways disrespect Sterling property.
The loungers and chairs have been replaced at the pool with quality built commercial grade loungers and chairs. Enjoy!
Tree Trimming over 8 Feet:
At first it may seem that trimming trees should not be a large expense. However, consider that there are over 2000 palm and hardwood trees on Sterling property adding to the beauty of our community. These trees needed to be trimmed away from structures and made ready for the next hurricane season. This is a big project completed.
60 warn stair treads have been replaced with new custom built concrete steps.

Irish eyes were smiling at the Sterling St. Patrick’s Day Celebration. ‘Twas like a morn in spring. With a lilt of Irish laugher at the pool, you could hear the angels sing, (and the live band rock)! May the wind at your back not be the result of the corned beef and cabbage you had at the party? Next year we just might dye the pool green - see you there!
First Ever Sterling Holiday Party 2013
Approximately 95 people attend the first ever Sterling Village Holiday Party on Friday, December 27. With the festive lighting, great food and live band, this social event was a complete success. Attendees had the opportunity to meet, greet, and become acquainted with their neighbors poolside.
